As part of your application for residency that will be prepared for Rubec Properties. you need to fill out the proceeding background questionnaire so that the company can conduct a background check about you. As part of that process, you will need to electronically sign a Notice and Authorization form ("Authorization Form") consenting to these checks. This Authorization Form will allow Resident Research, LLC, to verify the information you provide and share its results with Rubec Properties.

The questionnaire takes approximately 15 minutes to complete and we recommend that you double check the information you provide to ensure there is no delay with your application for residency.

An associate from Resident Research, LLC may contact you for additional information during the verification process. Please respond promptly so the background verification can be completed as quickly as possible so as not to delay the approval process.

An order summary page will confirm the information that you have submitted allowing you to review your order and make any necessary changes. Please be careful to double check all the information you provide. Once you place the order, you will not be able to modify or change it.


Frequently Asked Questions:  

WHAT'S REQUIRED TO APPLY TO RENT? 

- each adult (18yrs and older) applicant must apply and must pay a $60 application fee. We also require a copy of each applicants driver's license and social security card.

- you will need to submit two consecutive pay stubs (4, if paid weekly) as proof of income showing all adults combined monthly income totals at least 3 times the monthly rent

- you will need to provide 3 years of accurate landlord references (note: per FACTA Identity Theft regulations, we report false landlord references to credit bureaus and local law authorities)

- if you have pets, a digital photo of you with your pet(s) must be submitted. You may send photos to leasing@rubecproperties.com or upload them during your application

 

WHAT WOULD CAUSE AN AUTOMATIC DECLINE? 

If we find evictions, unpaid balances due to landlords, credit score beneath 500, insufficient income, unsatisfactory references, felonies and recent bankruptcies. Unqualified occupants, pets and/or vehicles can also be a reason for decline. 

 

IF MY CREDIT ISN'T PERFECT, CAN I STILL BE APPROVED? 

Clients with good credit / income / references will be approved at the security deposit amount published in the listing. Those with less than perfect credit can be approved at up to a double security deposit. A risk mitigation admin fee will also be required. 

 

CONTINGENT APPROVAL FEES - CREDIT SCORE BASED 

All lease transactions involve risk. To mitigate this risk for both landlord and tenant, RuBec routinely video tapes the condition of properties before and after each tenancy, ending most security deposit claim disputes before they begin. Offering an approval based upon total credit score below a 500 comes with even more inherent risk to the landlord and property manager. Much like with Apartment Communities, an approval can be offered even to tenants with less than perfect credit as long as they can pay the additional fee associated with their credit scores to offset the risk involved.

WHAT IF THERE ARE MULTIPLE APPLICATIONS ON THE SAME PROPERTY? 

We will process all applications for consideration to determine the best applicant (in our sole discretion), which may not necessarily be the first application received. In such cases, more than one applicant may be approvable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not necessarily be the first application received. We follow up with all approved and back-up applicants until a lease is signed and funded. 

 

IS THE APPLICATION FEE REFUNDABLE? 

In order to evaluate the various applications it is necessary for RuBec Properties to expend time and cost in credit reports, criminal reports, and other administrative cost. Hence, our policy that the application fee is NON-refundable. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee.
