As part of your application for residency with Ammons Pittman Property Management, Inc. you need to fill out the proceeding background questionnaire so that the company can conduct a background check about you. As part of that process, you will need to electronically sign a Notice and Authorization form ("Authorization Form") consenting to these checks. This Authorization Form will allow Resident Research, LLC, to verify the information you provide and share its results with Ammons Pittman Property Management, Inc.
The questionnaire takes approximately 15 minutes to complete and we recommend that you double check the information you provide to ensure there is no delay with your application for residency.
An associate from Resident Research, LLC may contact you for additional information during the verification process. Please respond promptly so the background verification can be completed as quickly as possible so as not to delay the approval process.

An order summary page will confirm the information that you have submitted allowing you to review your order and make any necessary changes. Please be careful to double check all the information you provide. Once you place the order, you will not be able to modify or change it.
Personal Property Risk:
All personal property placed in the Leased premises or in any other portion of said building or any place appurtenant thereto shall be at the sole risk of the Tenant or to the parties owning the property, and the Landlord shall in no even bet liable for the loss, destruction, theft of, or damage to, such property. The Landlord's insurance policy does not cover damage by fire, water, or any other cause to Tenant's personal property located within the premises or even on the property. We, the Landlord, strongly recommend that you, the Tenant, obtain a Renter's Insurance policy to cover damages to your personal property and liability.
If you are a student or have not established credit, we may require a notarized letter from your parent or Guardian, stating their responsibility for your monthly rent.
The applicant hereto is placing a deposit with this application to hold the property for such applicant until lease signing. Applicant understands the the property is being removed from the rental marked based upon the Applicant's application and request to rent such property. Applicants understand that if they do not sign a lease upon approval of their application, the property owner will be damaged by the fact that the property has been removed from the market. There will be a potential loss of rent due to those days during which the property was removed from the market. Since the parties are unable to assess precisely what those damages are, the parties agree that should the applicant fail to sign a lease, the deposit will be used as liquidated damages, such amount being a good faith estimate by the parties of the damages suffered by the owner. The deposit place by the applicant is not a security deposit, and not subject to the Security Deposit Act, but is a fee/deposit to secure the applicants execution of a lease upon application approval.
