- A separate application is required for each applicant eighteen (18) years of age or older. This guarantees our compliance with Federal, state and local Fair Housing laws. All of our properties are non-smoking.
- Please fill in all spaces and answer all questions as fully as possible (more information is better than less). Incomplete applications with missing information will not be processed.
- We generally don’t require perfect credit to qualify for a house. If you have less than perfect credit, it doesn’t mean you will automatically be disqualified. A written explanation may help to qualify you. Verification of credit, criminal background, rental history, income and valid state/government identification are required. There is a section at the end of this application where you can write additional information or explanations.
- Every application must be accompanied by a $65.00 application fee for the first adult and $65.00 for each additional adult applicant, a signed “Rental Transaction Disclosure and Applicants Acknowledgement & Hold Harmless Agreement” form and the Lead Paint Disclosure (if applicable). Applications will not be processed without the application fee.
- Income from employment will require copies of pay stubs and W-2’s to verify income, along with other relevant documentation and If you are self-employed, you will be required to verify your income with copies of tax returns, 1099s and/or other relevant documentation and data. Other income, such as social security, SDI or other, will require reliable documentation. To help expedite the application process, Applicants are encouraged to include copies of four most recent paystubs, two most recent years W-2’s and/or other income documentation at time of submitting application. Income must be verifiable from a reliable source.
- A lead-based paint disclosure is included with Application packet IF the housing was built prior to 1978. This disclosure must be signed, initialed and dated as “Lessee” by all applicants and returned with your rental applications. The EPA also requires that the pamphlet “Protect Your Family From Lead in Your Home” be made available when renting or selling houses constructed before 1978. This pamphlet is either included or may be read or downloaded on-line at http://www.epa.gov/lead/protect-your-family-lead-your-home. Applicant agrees to go to the EPA website and read the pamphlet.
- If your application is approved, a minimum of full payment of first month’s rent and required security deposit (in form of money order, certified check or cashier’s check) are due by or before lease signing. Upon approval of application, a minimum amount equal to one month’s rental payment, will be due as fee to hold rental property applied for. Occupant Tenants are required to carry Renter’s insurance during the entire term of their tenancy. A copy of your valid Renter’s Insurance policy, covering the Property applied for, is required at Lease signing. If you have pets and they are accepted (pets may not be allowed at the particular property you are applying for) there will be additional “pet rent” and “pet deposit” per pet, due at that time also.
