Non-Refundable Application Fee: $60.00 per Individual

Multiple Applications
Please understand, we often receive multiple applications for the same property. Should we receive multiple applications for the property that you are applying for, the most qualified applicant will be selected. As applications are submitted electronically, and processed immediately by our screening partner, the staff of Carolinas Dynamic Realty may not be aware that multiple applications are pending when you submit your application. Additional applications could also be submitted after you have submitted an application, resulting in our receiving multiple applications. All application fees are non-refundable, even in the event of multiple applications for the same property. When multiple applicants could all be considered the most qualified, factors such as move-in date, rental rate, and length of lease could be considered. When applying, the application will ask you what move in date you are applying for, what rental rate you are applying for, and what lease term you are applying for. The quickest move-in date is often found favorable. If you are willing to pay more than the advertised rental rate to secure the property, or sign a 24 month lease as opposed to a 12 month lease, those are all things that you should note on your application, for consideration.
Rental Qualifications
Credit Report
- No eviction filings
- No collection account(s) to previous landlords
- No foreclosure in last 24 months
- No more than 3 late payments within the last year on any consumer debt, excluding medical collections
Housing History
- Minimum 3 years verifiable housing history
- No more than 2 late pays in a 12 month period
- No more than 1 NSF in a 12 month period
- Notice must have been given to prior landlord
- Property must have been left a minimum of fair condition
- History must be verifiable
Income
- Must be sufficient to cover the proposed rental rate
- If applicant has been paying a similar amount of rent, income will be considered sufficient
- If applicant has not been paying a similar amount of rent, income must be three times the monthly rental rate
- Income must be verifiable by providing 30 days of paycheck stubs
- Self Employed applicants must provide bank statements, and tax returns
