NOTE: ALL APPLICATION FEES ARE NON-REFUNDABLE. In some circumstances we receive multiple applications for one property within a short period of time. As an agent for the property owner(s), it is our fiduciary duty to review all applications and choose the one most qualified for the property. If you are uncomfortable with this, please do not apply!

As part of your application for residency with The Fowler Company, Inc. you must complete our application so that the Company can conduct a comprehensive credit, criminal, previous rental, and employment check. As part of that process, you will need to electronically sign a Notice and Authorization form ("Authorization Form") consenting to these checks. This Authorization Form will allow Resident Research, LLC, to verify the information you provide and share its results with The Fowler Company, Inc.

The questionnaire takes approximately 15 minutes to complete and we recommend that you double check the information you provide to ensure there is no delay with your application for residency.

An associate from Resident Research, LLC may contact you for additional information during the verification process. Please respond promptly so the background verification can be completed as quickly as possible so as not to delay the approval process.

An order summary page will confirm the information that you have submitted allowing you to review your order and make any necessary changes. Please be careful to double check all the information you provide. Once you place the order, you will not be able to modify or change it.

TERMS:
1. I agree that my security deposit is automatically forfeited if my application is approved and I
decide not to or am unable to rent the property. If, for any reason, we are unable to process your
application, your deposit will be returned immediately. Incomplete applications will not be
processed.

2. A separate application is required for each occupant over the age of 18.


3. When submitting this application, attach your most recent check stub or other proof of income
(income must be 3X the amount of the rent before taxes) and a copy of your driver’s license.


4. Once your application has been approved, a security deposit is required within 24 hours in order to
reserve and have the property removed from the open market. After 24 hours, the property for
which you applied may be rented to someone else without notice. In some cases, based on the
results of your credit report, rental reference, income, or criminal background check, a double
security deposit (twice the monthly rent) may be required.


5. Properties will be held no more than 30 days from the date that the application is submitted. After
30 days, if the applicant has not signed the lease and taken legal possession, the applicant’s deposit
shall be forfeited, and the property will be put back on the market.


6. If you have a pet you must pay a $250, non-refundable pet fee (per pet) and $20 per month for pet
rent, along with your security deposit. All pets must be approved in writing by management.


7. The Fowler Company, Inc. may process multiple applications for one property in order to secure
the best tenant for the property. We do not reserve properties on a “first come, first serve” basis,
but rather on who is best qualified. That said, we will not delay in processing your application in a
timely manner.


8. Application fees are non-refundable.


TRUST FUND AGREEMENT:
According to the rules and regulations of the South Carolina Real Estate Commission and the Code of
Laws of South Carolina, 1976, as amended, any interest earned on your security deposit belongs to you
until the completion of your obligations under your Residential Rental Agreement. This form authorizes
the bank to pay interest to The Fowler Company, Inc. on your security deposit.

ACCEPTANCE OF THE ABOVE TERMS *
