DEAR RENTAL APPLICANTS,

Welcome to our website! Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. It should be noted that the owner of the property has the final authority for any decision made. All applicants are processed without regard to race, color, religion, sex, handicap, familiar status or national origin. Our selection process is done very carefully and we completely verify all information that you provide to us on your rental application.

APPLICANTS

  • Each person eighteen (18) years of age or older must complete and sign an application.
  • If a co-signer is necessary, the co-signer must also complete and sign an application.
  • To be processed and considered, a non-refundable processing fee must accompany applications.
  • Applications with missing or false information will not be considered.

PROCESSING FEES

  • $50.00 Non-refundable processing fee (per applicant) will be collected by credit card payment at the end of this application.

RENTAL HISTORY – LAST 5 YEARS

  • We will review your previous rental and eviction history.

EMPLOYMENT

  • We will verify your current employment.

CREDIT CHECK

  • Extra Mile Property Management will obtain a credit report for each applicant and co-signer eighteen (18) years of age or older. Reports supplied by applicants will not be accepted.

CIVIL & CRIMINAL SEARCH

  • We document all criminal record within the last 10 years.

IDENTIFICATION

  • A Copy of your Photo ID & Social Security Card must be provided. Please upload these below:

HOLDING DEPOSITS

  • If you are approved, a holding deposit must be paid within 24 hours to hold the property and refuse other applicants. The “Holding Deposit” is non-refundable if the applicant is approved and chooses not to rent the property.

CONDITIONS OF MOVE-IN

  • All utilities, when applicable, must be transferred into the residents’ name as of the date of possession.
  • Security deposit and first month’s rent are to be paid in certified funds and lease must be fully executed before keys are provided.

PETS

  • A pet deposit is required for all pets that are approved by Management and the property owner.

APPLICATION PROCESSING TIME

  • All applications will be processed carefully and promptly within 48 hours.
  • We hope you will be a long term resident with us and we will earn the privilege of your referrals.
