IN ORDER TO RENT A PROPERTY THROUGH OUR COMPANY,
THE FOLLOWING SELECTION CRITERIA MUST BE MET: 

All applications must be fully completed, dated and signed electronically.

Reliable documentation and telephone numbers of all income sources must be provided; income must be a minimum of 3 times the rental amount, for all applicants or/and guarantor.  

  • If employed, you will need one of the following: your most current pay stub, letter from employer or last years W2
  • for military members we require you’re latest LES and a copy of your orders.
  • If self-employed, you need to furnish the last two years tax returns, including your 1099 and a statement of current year's income.
  • Other income, such as retirement, AFDC, SDI or others, must have reliable documentation.

APPLICANTS WILL NOT BE ACCEPTED ON A “FIRST COME, FIRST SERVED” BASIS.

  • Applicant(s) must provide a SSN or be able to verify that no # has been assigned
  • Landlord history verification will be completed to verify payment history & evictions
  • Family size must be in compliance with the certificate of occupancy guidelines.
  • Each application is reviewed on an individual basis; you may be asked to put down a higher deposit once your background report is completed in order to rent one of our properties.

APPLICANTS MAY BE DENIED OCCUPANCY FOR THE FOLLOWING REASONS: 

Falsification of information on a rental application or unsatisfactory background screening report results; examples are listed below:

  • Non-payment of rent
  • Poor credit history (real estate accounts, evictions, broken leases or utility bills)
  • More than 3 collection accounts (excluding medical & education accounts)
  • More than 20% of your current credit accounts in a delinquent status
  • Household income of less than 2 x monthly rent
  • Credit score under 550
  • No credit history
  • No current verifiable employment/income
  • Verifiable residence history of less than 2 years
  • Bankruptcies within the past 5 years or a bankruptcy that has not been discharged
  • Any eviction filing (unless a stipulation was adhered to)
  • History of poor or unsanitary housekeeping
  • History of drug related activity by any of the applicant’s household members
  • History of unruly/destructive behavior by resident/member of the resident’s household
  • History of violence to persons or property within the last 5 years
  • For felony/misdemeanor (any 2 within 5 years is failure for both, except for driving offenses)
  • Sexual predator or sexual offender
  • If an arrest record exists within five years, it is up to the applicant to provide written verification from the proper authorities as to the final disposition of innocence or that the case was dropped. 

Any/all exceptions to these criteria must be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required.

Pet policies can vary from home to home. If the rental home allows pets, no Rottweiler’s, pit bull, chows or any breed mixed with Rottweiler’s, pit bulls or chows are allowed. We have a pet agreement that must be signed saying you will be responsible for your pets and any damage that they cause. Additional deposits will apply.

To guarantee compliance with the federal fair housing acts, a completed application is required for each applicant over the age of eighteen (excluding dependent children) who will reside at the property. Premier rental property management does not discriminate on the basis of age, race, color, creed, religion, sex, national origin, handicap or familial status. Premier rental adheres to all federal, state and local fair housing and equal opportunity laws.
